We integrated rooftop gardens, shared workspace pods, and ground-floor retail that actually connects with the street. The passive solar design cuts heating costs by nearly 40%, and residents tell us they've bumped into more neighbors in six months than they did in years at their old buildings.

Turning a former industrial lot into a thriving mixed-use hub has been one of our wildest rides. We're talking condos, offices, maker spaces, and a public market that'll become the neighborhood's living room. The challenge? Keeping the gritty character of the Junction while making it work for today. We salvaged original brick from the 1920s factory that stood here and worked it into the new facades - old meeting new, literally.

When the owner of this 1848 grist mill wanted to convert it into boutique offices, everyone said we were nuts. The structure was barely standing, half the beams were rotted, and don't even get me started on the foundation. But we saw the bones of something special. Eighteen months of painstaking restoration later, we've got exposed timber trusses, original stone walls, and modern amenities that don't scream "I'm modern!" The heritage board actually teared up at the final walkthrough.

The client wanted "something different" for their tech campus, which usually means we're in for a fun time. We designed flexible workspace that can morph from open collaboration zones to focused quiet areas depending on what teams need that day. Floor-to-ceiling glass brings in natural light from every angle, and the building's smart systems learn usage patterns to optimize everything from lighting to airflow. Plus, the green roof isn't just for show - it's cut cooling costs by 30% and gives employees an actual outdoor space to decompress.

The kitchen island doubles as a workspace and dining table - because that's how people actually live. Reclaimed wood accents and locally-sourced stone counters keep it grounded and warm.

This one's close to our hearts. Working with the city to create a net-zero community centre meant getting creative with every detail. We oriented the building to maximize passive solar gain, installed a living wall system that handles greywater recycling, and used mass timber construction to reduce embodied carbon. The multipurpose spaces host everything from daycare to seniors' programs, and the whole building runs on renewable energy. It's proof that sustainable design doesn't have to cost the moon - it just takes thoughtful planning.
